Adverse Credit Commercial Mortgages.
It is still possible to arrange a commercial mortgage even if you have experienced credit problems in the past. When applying for a mortgage, lenders will want to look at your credit record, as this shows your credit history over the past 6 years. It’s important to know that this is a ‘rolling’ 6 years, therefore, as time goes on, each adverse credit entry will eventually become more that 6 years old and then no longer show on your credit record. So what is adverse credit?
• Mortgage Arrears
• County Court Judgements (CCJ’s)
• IVA’s or CVA’s
• Discharged Bankruptcy
• Missed Payments • Defaults
Has your credit history been affected by any of the above in the last 6 years? If so, we could still help you to re-mortgage or purchase a commercial property. With just a few details entered on our short enquiry form, we could obtain approval for a commercial mortgage even if you have experienced adverse credit.
If your credit problems are very recent, we could still help with a bridging loan, as an interim measure. Bridging loans can be used when a conventional mortgage is no longer possible. Please see our bridging finance page for examples of how a non-status bridging loan could save your property from repossession, or raise capital to pay off creditors.
At The Mortgage Café, we have been able to assist many clients with credit problems. We’ve helped them obtain mortgages and bridging loans on commercial properties throughout the UK.
